That property became our second ever HMO: six bedrooms, all en-suite, with rooms from 6.5 m to 12 m2. Not exactly how I would do it again, but a great property with happy tenants. We spent roughly £80,000 on it and the subsequent initial revaluation, a hybrid valuation (which we’ll cover in Chapter 12), was at £180,000.

Knowing what we know now, four years later, we went for and achieved sui generis planning permission. The property was subsequently revalued on a full commercial basis at £210,000 – a 10% uplift in just four years.
